Stories. Eliminating the number of stories in all zoning districts has detrimental impacts on the character, mass, and scale of residential and commercial neighborhoods. Across the County, in communities where the maximum of 2.5 stories has been eliminated, and especially in areas with scenic views, the result has been the demolition of small (i.e. quaint and contextual homes) in exchange for decorated box homes. These box homes and commercial buildings often have a flat roof, with the first story a garage, and two full stories above to maximize views and leasable/livable space. These box designs compromise views by their volume, and are outside of the historic pattern of Harbor Springs.
